Walk-Out Balcony with Walk-On Glass Floor

    £6,340.00

A walk-out balcony is the only one of the three balcony types with real floor area, because it is carried on posts as well as off the wall. That is what lets it be somewhere to sit rather than somewhere to stand.

Which one do you need?

The same balcony underneath. What separates them is the balustrade and what the floor is made of, and that is what moves the price.

Framed glass balustrade

Toughened glass held in a powdercoated steel frame with a top rail. Our standard walk-out balustrade and the one most people buy. It keeps the view, it takes knocks, and the frame does the work rather than the glass.

Ornate metal balustrade

Scrollwork and bar infill, galvanised and then powdercoated. Right on a period house, a stone cottage, or anywhere a run of glass would look wrong against the elevation. Nothing to clean, and cheaper to put right than glass if something hits it.

Infinity frameless glass balustrade

The glass is held in a base channel with no posts and no top rail, so there is nothing above the handrail line at all. The most open of the three and the dearest. Pick it where the view off the balcony is the reason you are building it.

Walk-on glass floor

The same balcony with structural glass set into the floor, so daylight still reaches the patio doors, kitchen window or garden room underneath. The usual reason people hesitate over a walk-out balcony is that it puts a solid lid over the room below, and this is the answer to that.

How big can a walk-out balcony be?

There is no fixed limit, but there is a practical one, and it is worth knowing before you plan.

  • Depth. Up to 3m of projection sits on our standard joist sizes. Past 3m the joists have to step up, and the cost climbs faster than the extra floor area is worth
  • Width. Governed by the posts, and two posts will carry you to around 6m

So roughly 6m wide by 3m deep is the sensible envelope. Larger is perfectly possible, it just stops being good value.

The sizes in the dropdowns are a set of common ones, so you can see what a balcony costs without waiting on a quote. Yours does not have to be one of them. Send the opening width and a photograph of the wall and we will price the size you actually need.

What drives the price

  • Size. Width along the wall, depth out from it
  • Balustrade. Metal, framed glass, then frameless, in that order of cost
  • The floor. Composite decking, or structural walk-on glass priced by the square metre
  • Privacy screens. 1.8m high to one or both sides, usually wanted where the balcony overlooks a neighbour. Priced with the balcony rather than in the dropdowns, because which side and how far out is a site question
  • A staircase down. Add one and the balcony stops being somewhere to stand and becomes a way out of the first floor

Does it need planning permission?

Almost always, because a walk-out balcony overlooks. That is the practical difference between this and a Juliet, which usually does not. Check with your local planning authority before you order, not after.

Can it go on a house that is already built?

Yes, and most of ours do. The balcony is carried on its own posts and bolted back to the wall, so the building does not need a slab or steelwork carried through it. The wall, the inside floor level and the door threshold all get measured at survey before anything is drawn.

What happens after you order

We draw your balcony and send the drawing to you to approve. Nothing is cut until it comes back. It is made in the workshop, built up whole and checked before it goes out for galvanising and powder coating, then it comes apart for delivery. If we are fitting it, our own team comes to you. If you are fitting it, it arrives as a bolt together kit with everything needed to put it up.

Worth reading first

The technical bit

Skip this unless you are specifying the job, or it is going in front of building control.

  • Guarding height. 1100mm above finished floor level on an external balcony, terrace or roof edge. We build ours at 1110mm so there is margin in it
  • Barrier loading. 0.74 kN per metre for a domestic external barrier, to BS 6180. A commercial or public building is held to more than that, so tell us what the building is and who uses it and we specify to that rather than to the domestic minimum
  • Floor loading. Designed to BS EN 1991-1-1. Where a walk-on glass panel is set into the deck it is designed to 2.5 kN per square metre, rather than the 1.5 kN per square metre used for an internal domestic floor
  • Infill. No 100mm sphere can pass through the guarding, which is what sets the bar spacing on the metal balustrade
  • Certification. UKCA marking is a legal requirement for structural steelwork placed on the market in the UK, and a balcony is structural steelwork. Every balcony is UKCA marked to BS EN 1090-2 and welded by coded welders under our own documented factory production control in Sheffield. Read how we certify our steelwork.
  • Finish. Hot dip galvanised, then powdercoated to any RAL colour. Galvanising and powder coating are carried out by specialist plants rather than in our own workshop, which is normal for the industry
  • Drawings. Every balcony is drawn and issued to you for approval before anything is cut, and the drawing is the specification

Not a standard size?

This is made to order in our own Sheffield workshop, so it can just as easily be made to your dimensions instead. Send a photo and rough sizes and we will price it.
