Which one do you need?
Three routes, depending on how complicated the stair is.
Fire escape staircase, quoted individually
The one to start with for a commercial building. Single or multi storey, half landings, cross bracing where it has to stand on its own legs, handrails both sides. Priced individually because the width follows the occupancy and the structure follows the building.
Galvanised steel access staircase
A straight flight with no landing or a single top landing, buyable online against your floor to floor height. Right where the escape is one storey, the width is not in question and nobody needs a fire engineer to tell them what to fit.
Bespoke steel spiral staircase
Where there is not enough ground to land a straight flight. A spiral eats far less footprint, and we build them as external escapes regularly. Be aware that a spiral is rarely acceptable as the sole means of escape from a commercial building, so check it against your fire strategy first.
What drives the cost
-
Height. Every extra storey adds a flight and a half landing, and the structure underneath gets heavier
-
Width. Escape widths follow the number of people the stair has to clear, and that is set by your fire strategy rather than by us
-
How it stands up. A stair bolted to a sound wall is cheaper than one free standing and cross braced on its own legs
-
Landings and walkways. Intermediate landings, a walkway along the building, or a platform where a door opens outwards
-
Access. A stair craned into a yard is a different job from one carried through a building in pieces
What building control will want
We build to the specification your fire strategy, fire risk assessment or building control officer sets. We do not write fire strategies and we will not guess at a width somebody else has to sign off.
Means of escape itself sits under Approved Document B, which is where the required width, the number of escape routes and the protection of the building face next to an external stair are decided. Tell us the width you have been told to provide and we will draw it to that.
Treads, handrails and finish
Open mesh treads are the usual choice outdoors because water and debris fall through, so they drain and do not hold ice. Chequer plate is available at the same price where nothing should fall through onto what is below. Painted safety nosings are available on request and are routinely expected on a public or commercial stair.
Handrails to both sides is the normal requirement. Welded metal railings or key clamp, at the same price: key clamp is the standard industrial answer and quicker to repair if something hits it.
Hot dip galvanised after fabrication, so cut ends and welds are coated too. No painting, no maintenance, decades of service. Where the stair is on the front of a building and has to look like it belongs, we galvanise and then powder coat to any RAL colour.
Replacing a corroded escape stair
A large part of this work is taking off a rusted stair and putting a new galvanised one in its place. Painted steel escape stairs go at the treads and at the tread to stringer welds, and by the time it shows on the surface the section underneath is usually gone. We can come and assess an existing stair as a chargeable professional visual assessment, checked against current regulations, which tells you whether it is fit to keep. It is not a full structural survey and we do not present it as one.
The technical bit
Skip this unless you are the specifier, or your building control officer has asked for the detail.
Stairs are designed to BS 5395-3 for industrial and commercial stairs and to Approved Document K for rise, going, headroom and handrail heights, with guarding to BS 6180.
UKCA marking is a legal requirement for structural steelwork in the UK, and a fire escape staircase is structural steelwork. Every stair leaves here UKCA marked and certified to BS EN 1090-2, made by coded welders under our own documented factory production control, independently audited by Alcumus ISOQAR. Plenty of the cheap stairs sold online carry no marking at all, which on a means of escape is not a corner worth cutting. More on the paperwork we can supply.
Ten year warranty on the fabricated steelwork. Full warranty terms at terms and conditions.
